We aggregate these yards from long-tenured owners, modernize them, and run them to institutional standards. The yards earn current income now and keep the option to add power later.

02 / Electrified IOS

eIOS is an IOS yard with real power brought to it: fleet charging, autonomous vehicle depots, and the heavy electrical service that lets a parking surface do a second job.
It is also the proving ground for the harder version of the same work. The interconnection studies and utility relationships that electrify a yard are the ones that later deliver a data center site.

The scarce product in the AI buildout is a site with a confirmed utility commitment. Acreage is easy to find. We run the interconnection, entitlement, and procurement work that turns an industrial parcel into build-ready powered land.
The result is build-ready land for edge data centers and other mission-critical users who need compute inside the metro instead of at the end of a transmission line.
